Who Does What
- Security supervisor or society electrician: simple monthly look-and-check, written in a register.
- Fire safety agency (AMC): testing, servicing and refilling, and the Form B in January and July.
- Managing committee: approving repairs quickly, the mock drill, and keeping documents.
Monthly Checks (Security Supervisor, About 20 Minutes)
Fire extinguishers
- ☐ Every extinguisher is in its place and not hidden behind scooters, plants or boxes
- ☐ Pressure gauge needle is in the green zone
- ☐ Safety pin and seal are in place; the service tag shows the next due date
Hose reels and hydrant cabinets
- ☐ Cabinet glass is intact and the cabinet is not locked with a key nobody has
- ☐ Hose, branch pipe and key are inside the cabinet
- ☐ No leakage at the landing valve
Pump room
- ☐ Pump room is clean, dry and not used as a store room
- ☐ Panel is switched to AUTO, with no fault lamps on
- ☐ The diesel pump has fuel in its tank and the battery is charged
- ☐ Jockey pump is not starting and stopping again and again (a sign of a leak)
Fire alarm
- ☐ Fire alarm panel shows “normal”, with no fault or disabled zones
- ☐ Any fault shown on the panel is written in the register and reported
Exits and escape routes
- ☐ Staircases, lobbies and exit doors are free of shoe racks, cycles and stored items
- ☐ Fire doors close by themselves and are not kept open with wedges
- ☐ Exit signs and emergency lights are working
- ☐ Refuge areas are open and not converted into rooms or stores
For extinguishers in flats and common areas, see the fire extinguisher maintenance checklist.
Every Six Months (With Your Fire Safety Agency)
- ☐ Pump test: main, jockey and diesel pumps start automatically and give the required pressure
- ☐ Hydrant and hose reel flow test on the top floors
- ☐ Fire alarm test: detectors, manual call points and hooters on every floor
- ☐ Sprinkler test, where sprinklers are installed
- ☐ Extinguisher service, refilling and hydro test as they fall due
- ☐ Defect list with photos, repairs, re-test — and Form B in January and July
Once a Year (Committee)
- ☐ Renew the fire safety AMC before it expires
- ☐ Hold one mock drill with residents and staff; note the time taken to evacuate
- ☐ Short fire safety training for security guards and housekeeping staff
- ☐ Check that the fire brigade can reach the building: gates, internal roads and setbacks clear
- ☐ Check the electrical meter room and shafts for open wiring and stored material
Common Mistakes in Societies
Switching pumps to MANUAL because the jockey pump “keeps running” — the real problem is a leak. Using the pump room or refuge area as a store room. Locking hydrant cabinets and losing the key. Paying for an AMC but not checking the service report. Booking the Form B inspection in the last week of December or June, with no time left for repairs.
Keeping Records
Keep one fire safety file in the society office: the AMC agreement, every service report, the monthly check register, mock drill records, and the signed Form B with its submission proof. The fire department, your insurer and the next committee will all ask for it. Planning for January? Read the Form B deadline checklist.
